PLEASE TAKE NOTICE that by virtue of a judgment of foreclosure entered on January 26, 2012 in the amount of $256,063.44 the Sheriff will sell the described premises at public auction as follows:
TIME: April 16, 2013 at 10:00 a.m.
TERMS: Pursuant to said judgment, 10% of the successful bid must be paid to the sheriff at the sale in cash, cashier's check or certified funds, payable to the clerk of courts (personal checks cannot and will not be accepted). The balance of the successful bid must be paid to the clerk of courts in cash, cashier's check or certified funds no later than ten days after the court's confirmation of the sale or else the 10% down payment is forfeited to the plaintiff. The property is sold 'as is' and subject to all liens and encumbrances.

DESCRIPTION: A parcel of land located in the Northeast Quarter (NE ¼) of Section Fifteen (15), Township Thirty-one (31) North, Range Nineteen (19) West, in the Town of Somerset, St. Croix County, Wisconsin, described as follows: Commencing at the Northeast quarter corner of NE ¼ of said Section 15; thence South along said Section line 1180 feet to point of beginning; thence West 400 feet; thence South 200 feet; thence East 400 feet; thence North 200 feet along the West right of way to the point of beginning.
